Abstract:

Purpose – The increasing pressure from clients and global construction trends have led theconstruction industry to seek better options for overcoming the emerging challenges and critical issuesbattling construction projects. The purpose of this paper is to assess the factors affecting theperformance of partners in joint ventures construction projects in Nigeria.Design/methodology/approach – Primary data were collected through the administration ofquestionnaire to partners and consultants who have engaged in joint venture construction project inpartnership with the Lagos State Development and Property Corporation. The data obtained wereanalyzed using Mean Item Score, Wilcoxon-Mann-Whitney (U-test) test, Kruskal-Wallis (H-test) testand factor analysis.Findings – The study revealed that all the factors identified were significant to the performance ofpartners in joint venture construction with communication, compatibility of objectives and mutualunderstanding among partners ranked as the most important to the performance of partners in JointVenture Projects. A KMO value of 0.743 was also derived indicating the suitability of the data for factoranalysis.Practical implications – The research could be beneficial to potential investors for deciding thefactors that contribute significantly to the performance of Partners in Joint Venture Construction Projectsfor inclusion in the drafting of Joint VentureAgreements.Thefive groupings fromfactor analysis and theirrelationship will also help in developing a framework for Joint Venture Construction Projects.Originality/value – The extracted factors and values will help to identify prioritized factors whichcould be used as an assessment tool to evaluate the performance of partners and thus identifying areasfor improvement

Abstract:

Technical capability is one of the major criteria for evaluating construction contractors during prequalification and tender evaluation. This paper investigates the impact of contractors’ technical capability as a prequalification criterion on cost and time performance of selected building projects. Prequalification assessments on technical capability of wining contractors as well as cost data relating to 77 completed building projects were obtained. The data were analyzed using One-way analysis of variance (ANOVA) and multiple regression. The resulting p-values are 0.937 and 0.011 for cost and time performance respectively indicating that contractors’ technical capability has significant impact on time performance while it has no significant impact on cost performance of building projects. Models capable of predicting the final cost and duration of building projects were eventually derived with R2 value of 96.2% and 90.01% for cost and time respectively; thus signifying high predictive efficacy of the models. The result of the research would therefore for a good basis for predicting realistic cost and time for building projects; while also enhancing objective assessment of candidate contractors during prequalification and tender evaluation

Abstract:

The effectiveness of the construction industry can only be enhanced by repositioning the construction health and safety regulations to safeguard the health of the workers and the entire community. This paper seeks to assess the views of consultants and contractors about the impact of construction health and safety regulations in Nigeria. Data was collected using the questionnaire survey distributed among construction professionals and statistical tools employed include tables, percentages and mean score ranking. The study revealed that construction health and safety is still perceived to be more important than the traditional project parameters in the form of cost, time and quality. Designers perceive that an enhanced environment is the resultant impact of construction health and safety regulations while quantity surveyors see improved quality as having the resultant impact while contractors perceive improved maintenance as having the resultant impact on health and safety regulation. The study recommends that better attention is given to health and safety should as a project parameter and that related practice notes and guidelines should be evolved for all project stakeholders.

One acceptable way to extend company presence into a new market is through strategic alliances and joint ventures. These methods are being used with increasing frequency by engineering companies with mixed results. This research seeks to assess the key performance indicators for the performance of partners in joint ventures projects in Nigeria. Primary data were collected through the administration of questionnaire to partners and consultants who have engaged in joint venture construction project in partnership with the Lagos State Development and Property Corporation. The data obtained were analyzed using Mean Item Score, Wilcoxon-Mann-Whitney (U-test) test and Kruskal-Wallis (H-test) test and factor analysis. The study revealed that all the performance indicators identified were significant to joint venture construction projects with time performance, client satisfaction, cost performance and sharing resources ranked as the most important performance indicators for joint venture construction projects in Nigeria. A KMO value of 0.774 was gotten indicating the suitability of the data for factor analysis. The research would assist in deciding key performance indicators for joint venture construction projects for inclusion in the drafting of joint venture agreements. The three groupings from factor analysis and their relationship will help in developing a framework for joint venture construction projects. The factors extracted help to identify the high prioritized performance indicators which could be used as an assessment tool to evaluate the performance of partners and thus help to identify areas for improvement.

Abstract:

Risk in construction, which has been the object of attention because of time and cost overruns associated with construction projects is attributable to either unforeseen or foreseen events for which uncertainty was not appropriately accommodated. This paper aims to identify risk factors associated with build, operate and transfer (BOT) procurement method in the Nigerian construction industry, and evaluate their rankings and relationships. Nineteen (19) risk factors were identified through literature review and sent through questionnaires to construction professionals involved in BOT projects in Nigeria, and 70 completed questionnaires were retrieved. The top three ranked impact of risk factors on BOT projects are “availability of finance”, “delay of payment from financier” and “delay in completion of construction work”. Using factor analysis, the 19 risk factors were grouped into five components and their relationships were included in the framework for BOT construction projects
